Cape Town’s new short-term letting rules

What the City has proposed, what it could mean for your property, and the dates to know.

This is a draft by-law and it may change. This page is a plain summary, not legal or tax advice. Last checked 28 September 2026.

Check your nights

120nights

Availability counts, not only bookings. A night you list as open counts even if nobody books it.

What it could cost

The City's own calculator gave a monthly rates bill of R1,274 for an inner-city residential property valued at R2.8 million, and R3,945 for the same property rated commercial. Your bill depends on your property's valuation. Example reported by GroundUp on 28 September 2026.

A local team for your property

Small, local and direct.

Plugg Property Management is a Cape Town company founded by Lukhanyo.

We manage short-stay properties for owners who want them looked after properly, without spending their own weekends on cleaning, messages and repairs.

We are starting small on purpose. Each property gets real attention, and every owner has one direct contact.
